Over the last three years, the French real estate market has seen an unprecedented decline in property prices, even in Paris. This has resulted from reduced demand due to economic uncertainty, prompting sellers to lower their prices to entice buyers. The price decline was further exacerbated by the rise in interest rates.

In 2024, real estate prices in Paris decreased by 7.4%, one of the most significant drops in France. At the time of writing this article, the average price per square meter in Paris is €9,450. Additionally, prices have stabilized, and interest rates have started to decline.

With interest rates slowly declining, many experts are predicting that the market will gradually recover. As a result, sellers will likely begin to raise their prices in response to renewed demand. However, with the current French political climate, it is likely that interest rates and prices will remain stable through 2025. At worst, any price increase is expected to be moderate and gradual.

For international buyers, there’s still plenty of opportunities in the Paris real estate market—especially if you're well-prepared.
